Our Buyer Reward Concept:
There are several discount brokers who would list your home with them at a reduced fee, or no fee at all if, for instance, you agree to purchase your next home through them within a certain time frame. Other discount brokers list your home for a reduced fee, but rely on the seller/homeowner to find a qualified buyer. So, just like these discount brokers reward their home sellers with lower listing fees, we believe that we should reward our home buyers by rebating a portion of our commission to them.
Why Now? - Our Current Housing Market:
We feel that with home prices being as high as they are today, buyers can use some extra cash to help them with their closing costs, furniture purchase, home remodeling, etc. Unfortunately, most buyers' agents do not rebate any of their commissions to their buyers. We realize that without buyers, we would not be in business. So, we decided that this would be the perfect time to reward those who buy through us by rebating a portion of our selling office commission to them.
What Properties are Eligible?
Whether the property is a home listed in the Multiple Listing Service (MLS), or a newly built home you're buying through a real estate developer/homebuilder, the seller usually pays a commission at close of escrow to the broker who represents the buyer. Eligible property types include: 1-4 Unit(s) Single Family homes, Condos, and Town homes.
How Much of a Rebate Will You Get?
The Rebate amount that you receive from us at close of escrow will depend on the purchase price of the property that you buy through us, as well as whether you purchase an existing home, or a new home from a builder/developer who offers a Broker Co-op . We currently rebate our buyers up to 75%** of the Selling Office Commission we receive as indicated on the Multiple Listing Service, or per separate commission agreement with the listing Broker, whichever is applicable. Please note that we do not rebate to our buyers any commissions we receive for representing the seller. This would apply for instance if you purchase a property through us, for which we are the listing broker (i.e. seller’s agent).
What types of Rebates Do We Offer?
At Cash 4 Buyers Realty, we currently offer two types of rebates:

New Home Purchased from Builder/Developer (Rebate of up to 75%** of our selling office commission) – We initially register/represent you when you purchase a new home from the builder. However, in order for us to be eligible to receive compensation from the builder and give you a rebate, we must register you on your first visit with the builder. So, it's crucial that you talk to us first. In most cases, the builder will handle the transaction thru the escrow period, but we will assist you, as needed to ensure a smooth transaction and closing. Please note that not all builders offer cooperating broker commissions (i.e. Broker Co-op).

Existing Home Purchase (Rebate of up to 50%** of our selling office commission) – You conduct your property search online via our website or otherwise, and once you find a property you want to preview in person, we will schedule a showing for you. If you decide to purchase the property, we'll then prepare the necessary paperwork, including the Purchase Agreement (Offer), and negotiate on your behalf. We would represent you until the close of escrow. However, you cannot have an active “Exclusive Buyer Broker Agreement” with another agent or broker.
** All rebates would be reduced by 20% of our gross commission if you do not finance your home purchase through our broker affiliate - One Stop Loans. Example: 50% minus 20% = 30%. Rebate terms and conditions are subject to change without notice.
